Who is an approved valuer?

An approved valuer is a qualified professional whose valuation reports are accepted by banks, courts and government bodies. In India this usually means a valuer registered with the Insolvency and Bankruptcy Board of India (IBBI) and/or on the panel of a bank. Who is a good property valuer in Jaipur?

Look for a valuer who is registered with IBBI, has experience with banks, inspects the site in person and explains the method in the report. What does a valuation report contain?

Property details, ownership documents reviewed, location and neighbourhood, construction details, measurements, photographs, the valuation method, comparable evidence, the final value and the valuer's declaration and registration details.

Do you work outside Jaipur?

Yes. Besides all areas of Jaipur, valuations are carried out in nearby cities such as Ajmer, Sikar, Hindaun City, Gangapur City, Tonk and Dausa.

How much does a property valuation cost in Jaipur?

Fees depend on the type and size of the property and the purpose of the report. Bank valuation fees are usually set by the bank. Call or WhatsApp with the property details for a quote.

How is land and building value calculated?

The value is usually arrived at using the sales comparison method (recent sale rates of similar property nearby), the cost method (land value plus depreciated construction cost) or the income method (for rented property). The DLC rate is also considered. The report states which method was used and why.

Is market value the same as the DLC rate?

No. The DLC rate is the minimum rate fixed by the Rajasthan government for stamp duty. Market value is the price the property would realistically fetch between a willing buyer and seller, and can be higher or lower than the DLC rate.

What is the difference between fair market value, realisable value and distress value?

Fair market value is the price in an open market sale. Realisable value is what the bank can expect to recover in a normal sale, and distress value is the likely price in a forced or quick sale. Bank valuation reports usually state all three.

Can I appoint the valuer for my home loan?

Who can issue a valuation report for capital gains tax?

For capital gains, the fair market value as on 1 April 2001 is normally supported by a report from a Registered Valuer. Mahendra Singhal is registered with IBBI in the Land & Building asset class.

Do you prepare valuation reports for visa applications?

Yes. Property valuation reports are prepared for visa, immigration and education loan applications, in English and in the format the embassy or bank asks for.

What is a Chartered Engineer certificate used for?

It is used wherever an authority wants an engineer to certify a technical fact, such as the cost of construction, the stage of work completed, the stability of a structure or the age of a building.

Why is a completion report needed?

It confirms to the authority that the building was built as per the approved plan. It is usually needed to apply for an occupancy or completion certificate, and banks may also ask for it.

What does a property inspection report include?

It records the location, construction type, measurements, condition of structure and finishes, visible defects, and compliance with the approved plan, along with dated site photographs.
